If you are planning a Pag-IBIG housing loan 2027 purchase, here is the short answer as of October 2026: you can borrow up to ₱10 million (raised from ₱6 million in May 2026), repay over up to 30 years, and lock in a promo rate of 4.5% (loans up to ₱4.9M) or 5.75% (above ₱4.9M to ₱10M) for three years if you apply by December 31, 2026. You need at least 24 monthly contributions, proof of income and a property that passes appraisal. It is cheaper than the bank rates we compared, but the promo window closes at year-end unless Pag-IBIG extends it.

Every figure below carries its as-of date, and Pag-IBIG's own quote prevails. Want your numbers first? Try our Pag-IBIG loan calculator, then come back for the requirements and steps.

What changed in 2026

The ceiling rose from ₱6M to ₱10M (announced May 26). Promo rates of 4.5% and 5.75% followed in June, covering both the Housing Loan and the Acquired Assets Long-Term Installment Payment for foreclosed homes. The subsidized 3% socialized rate under Expanded 4PH stayed in place.

Pag-IBIG housing loan interest rate 2027: promo vs regular rates

Pag-IBIG prices loans by fixing period: you choose how long the rate stays locked, and the longer the lock, the higher the rate. In 2026 a promo layer sits on top of that schedule.

Promo rates (applications until December 31, 2026)

Loan amountPromo rateFixed for
Above the socialized-housing threshold, up to ₱4.9M4.5%3 years, then reprices to the regular rate of your chosen period
Above ₱4.9M to ₱10M5.75%3 years, then reprices to the regular rate of your chosen period

A note on the ₱4.9M line: Philstar's June 21, 2026 report put the top of the 4.5% bracket at ₱2.5M, but Philstar's July 10 report and Pag-IBIG's September 2026 statements say ₱4.9M, so that is the figure we use. Ask your branch which bracket applies before you count on the lower rate.

Regular rates by repricing period

Fixing periodRate (data as of Sept 1, 2026)

3 years6.25%
5 years6.50%
10 years7.125%
15 years7.75%
20 years8.50%

Source: Gulf News, September 3, 2026, consistent with Philstar's references to the previous 6.25% rate and the 5.75% starting rate Pag-IBIG cited in May. We found no published 25- or 30-year rate and no 2027 schedule, so ask Pag-IBIG. With the BSP policy rate at 5.0% after 75 basis points of hikes since April and September inflation at 7.2%, eligible borrowers are better off filing before December 31 than betting on an extension.

The 3% socialized rate under Expanded 4PH

Eligible socialized-housing borrowers can get a subsidized rate under the Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) program. DHSUD describes it as a rate as low as 3% a year for up to 10 years, and said in March 2026 that more than 10,000 families had used it. A July 2026 Philstar report put a ₱950,000 house and lot at about ₱4,005 a month at 3%, which matches a 30-year term. Ask the developer whether a specific unit qualifies.

How repricing works after the fixed period

When the lock ends, your balance reprices to the schedule rate for the period you choose next. An illustrative calculation:

  • ₱3,000,000 at 4.5% over 30 years: ₱15,201 a month.
  • After 36 payments, the balance is about ₱2,848,037.
  • Over the remaining 27 years, the payment becomes about ₱18,218 at 6.25%, ₱18,670 at 6.50% or ₱19,822 at 7.125%.

That ₱3,000 to ₱4,600 jump in year four is easy to overlook. Budget for the repriced payment, not the promo one.

How much can you borrow? The ₱10 million cap explained

From ₱6M to ₱10M: who it helps

The higher cap, announced May 26, 2026, targets middle-income and higher-earning members in Metro Manila and other highly urbanized areas, where many condos and townhouses cost more than the old ₱6M limit. Per the September 8 MOU announcement, Pag-IBIG-accredited SMDC projects include Coast Residences (Pasay), Spring Residences (Parañaque), selected phases of Hill Residences (Quezon City) and SMDC Cheerful Homes 1 and 2 (Pampanga); Ayala Land's Avida and Amaia signed a similar MOU in August. Accreditation means units can be financed through Pag-IBIG, not that any unit is available at a given price.

Why the cap is not what you will get

Pag-IBIG is blunt that ₱10M is a ceiling, not an entitlement. Your approved amount depends on your income and capacity to pay, credit evaluation, the property's appraised value and the guidelines in force. A low appraisal means a bigger down payment, and thin income can push the approved amount below the price; a co-borrower can help. In monthly terms, ₱6M versus ₱10M is about ₱35,014 versus ₱58,357 at 5.75% over 30 years.

Pag-IBIG loan calculator: sample monthly payments

Every payment below uses the standard amortization formula, which reproduces the five payment figures Philstar published in June and July 2026 exactly (₱12,667 for ₱2.5M at 4.5%, for example). The figures exclude mortgage redemption insurance, fire insurance and fees.

₱10,000,000₱50,669*₱58,357₱61,572

*The 4.5% promo applies only up to ₱4.9M; those cells are for comparison. The top of that bracket, ₱4,900,000, costs about ₱24,828 a month at 4.5% versus ₱30,170 at 6.25%.

Total interest: how much the rate matters

On ₱3M over 30 years you pay ₱2,472,201 in interest at 4.5% versus ₱3,649,746 at 6.25%, a gap of roughly ₱1.18M. At the top of the promo bracket, ₱4.9M, it is ₱4,037,929 versus ₱5,961,251. The promo rate is locked for only three years, so your real total depends on the rate you reprice to; prepaying principal while the rate is low cuts it further.

Pag-IBIG housing loan requirements: who qualifies

Eligibility rests on your membership record, your age and credit standing, and your capacity to pay. The first two decide whether you qualify; the third sets how much you can borrow.

Membership and contributions

  • At least 24 monthly contributions (Philstar, June 28, 2026). Check your record on Virtual Pag-IBIG before you shortlist properties. Older Pag-IBIG guidance lets members with at least 12 months of contributions pay the rest in a lump sum; confirm this at your branch.
  • Existing Pag-IBIG housing or short-term loans, including multi-purpose loans, must be up to date.
  • Voluntary members count. Self-employed people, freelancers, OFWs and even the unemployed can join with a minimum of ₱200 a month.

Age and credit standing

Pag-IBIG typically requires borrowers to be 65 or younger at application and 70 or younger at maturity, so a full 30-year term is only open to applicants aged 40 or younger. Applicants whose previous Pag-IBIG housing loan ended in foreclosure, cancellation or surrender are typically ineligible. These limits come from a 2022-era guide, so confirm them with Pag-IBIG.

OFWs, self-employed and voluntary members

The same 24-contribution rule applies to OFWs, and a representative in the Philippines can usually file for you under a Special Power of Attorney. With the peso at a record low of ₱62.9 per US dollar on October 8, 2026, each dollar sent home stretches further toward a down payment. Self-employed borrowers and freelancers join as voluntary members and prove income with tax returns and business records. Our OFW housing loan guide covers the paperwork, and our remote buying service helps if you are buying from abroad.

Documents checklist for a Pag-IBIG housing loan

Typical documents per 2022-era guides; confirm them against Pag-IBIG's current checklist.

Proof of income by borrower type

  • Employed: a notarized Certificate of Employment and Compensation (CEC), or last year's ITR with BIR Form 2316, or a certified payslip from within the last three months.
  • Self-employed: an ITR with audited financial statements and proof of tax payment, backed by a business permit and DTI registration; commission earners can submit 12 months of commission vouchers.
  • OFW: an employment contract, a notarized CEC or an income tax return filed in the host country, plus a Special Power of Attorney if someone files for you.

Personal and property documents

  • Housing loan application form with ID photo and valid IDs.
  • Certified true copy of the title (TCT or CCT), updated tax declaration, latest real property tax receipt and a vicinity map.
  • For new builds, developer documents such as the contract to sell, the project's license to sell and approved plans; the developer usually prepares these.

Pag-IBIG housing loan application: step by step

Before you apply

  1. Verify your contribution count and settle arrears on any existing Pag-IBIG loan.
  2. Register for Virtual Pag-IBIG so you can file and track online.
  3. Pick a program (regular, promo or socialized) and a loan amount you can carry after repricing, then gather the documents above.

Application, appraisal and approval

  1. Submit online or at a branch; the promo deadline applies to the filing date.
  2. Pag-IBIG appraises the property and evaluates your credit and capacity to pay. Pag-IBIG's July 2026 presentation cites about 20 working days from complete documents to the Notice of Approval.
  3. If approved, a Notice of Approval lists the remaining requirements, typically due within 90 days.
  4. Sign the loan documents and have the mortgage annotated on the title. Pag-IBIG releases the proceeds to the seller or developer and your amortization begins; set up salary deduction or auto-debit early.

Tip for 2027 planners: the promo deadline is for applications, so start before December 31, 2026 and ask how the rate is locked if approval lands in January.

Why Pag-IBIG housing loans get denied (and how to fix it)

We found no official list of denial reasons from Pag-IBIG, but these issues come up often.

Common issueFix that usually works
Fewer than 24 contributionsAsk whether you can top up in a lump sum; otherwise keep contributing and reapply
Income too low for the amountAdd a co-borrower, lower the loan or extend the term
Age limits exceeded for the termShorten the term so the loan ends by age 70
Prior Pag-IBIG loan foreclosed, cancelled or surrenderedUsually a hard stop; consider a bank loan
Delinquent Pag-IBIG loansSettle the arrears first
Incomplete or inconsistent documentsMatch names, addresses and income across every form
Title defects or a low appraisalHave the seller fix the title; raise your down payment or pick another property

Using a Pag-IBIG loan for foreclosed homes

Acquired assets and long-term installment

Pag-IBIG sells homes it has foreclosed, called acquired assets, and finances them in-house through the Acquired Assets Long-Term Installment Payment. The June 2026 promo rates of 4.5% and 5.75% cover this program too, with the same December 31, 2026 deadline. These homes are typically sold as-is, so inspect before you bid or make an offer.

Where to browse them

Pag-IBIG vs bank home loans in 2027

When Pag-IBIG wins

On a one-year fixing, Pag-IBIG's regular 5.75% compares with 7.00% at BPI and 7.625% at Metrobank (Gulf News comparison, September 3, 2026). Pag-IBIG also allows 30-year terms, now lends up to ₱10M and accepts voluntary members, including OFWs and the self-employed.

When a bank may fit better

A bank may suit you if you need more than ₱10M or do not have 24 Pag-IBIG contributions yet. Our bank home loan guide for 2027 has the full bank rate tables.

Frequently Asked Questions

What is the Pag-IBIG housing loan interest rate in 2027?

As of October 2026, promo rates are 4.5% for loans up to ₱4.9M and 5.75% above ₱4.9M to ₱10M, fixed for three years, for applications filed by December 31, 2026. How much can I borrow with a Pag-IBIG housing loan?

Up to ₱10 million per borrower, raised from ₱6 million in May 2026, payable over up to 30 years. The cap is a maximum, not an entitlement: your approved amount depends on income and capacity to pay, credit evaluation, the property's appraised value and Pag-IBIG's guidelines.

What are the requirements for a Pag-IBIG housing loan?

At least 24 monthly contributions, proof of income, valid IDs and the property's title and tax documents. Typical limits from an older checklist, to confirm with Pag-IBIG: age 65 or younger at application and 70 or younger at maturity, and no prior Pag-IBIG loan ended by foreclosure, cancellation or surrender.

How much is the monthly payment on a Pag-IBIG housing loan?

Over 30 years, ₱2.5M costs about ₱12,667 a month at 4.5% versus ₱15,393 at 6.25%. ₱3M is ₱15,201 at 4.5%, ₱17,507 at 5.75% and ₱18,472 at 6.25%. ₱10M at 5.75% is about ₱58,357. Per ₱1M, budget ₱5,067 at 4.5%, ₱5,836 at 5.75% or ₱6,157 at 6.25%, before insurance and fees.

Can OFWs and self-employed people get a Pag-IBIG housing loan?

Yes. Self-employed people, freelancers, OFWs and the unemployed can join as voluntary members from ₱200 a month, and the same 24-contribution rule applies. OFWs typically prove income with an employment contract, a notarized Certificate of Employment and Compensation or a host-country tax return, and can file through a representative.

Can I use a Pag-IBIG loan to buy a foreclosed property?

Yes. Pag-IBIG finances its own acquired (foreclosed) assets through the Acquired Assets Long-Term Installment Payment, and the June 2026 promo rates of 4.5% and 5.75% apply to it for applications filed by December 31, 2026. Browse listings by sale type on our Pag-IBIG foreclosed properties page before bidding.

Will Pag-IBIG housing loan rates go up in 2027?

Nobody can say yet. The promos end December 31, 2026 unless extended, and the regular schedule reported in September 2026 still matched the earlier 6.25% three-year rate. The BSP policy rate is 5.0% after 75 basis points of hikes since April 2026, and Nomura expected another hike to 5.25% in October. If you qualify, apply before the deadline.
