Beach house rentals Philippines: the quick answer for 2026-2027

Beach house rentals in the Philippines cost less per head than most first-timers expect. In our Airbnb PH sample for 6 guests on Friday to Sunday, November 20–22, 2026 (fetched October 2026), median nightly prices ran about ₱3,550–₱4,300 in Siquijor, Panglao, Siargao and Baler, ₱5,000–₱5,730 in Moalboal, Boracay, La Union and Western Batangas, and ₱8,000-plus in Zambales and El Nido. Beachfront villas for 10 or more guests in Batangas ran roughly ₱8,400–₱36,600 a night, median about ₱20,900.

Most search results are marketplaces that hide prices behind a date picker. Three caveats on our numbers:

  • They are sample ranges from Airbnb's relevance-ranked first page (10 to 24 listings per search), not averages. Per-night is the 2-night total halved, and fees may be extra.
  • Results reshuffle: a same-day repeat of our La Union search surfaced a villa at about ₱20,170 a night, far above the first sample's ₱11,040 top.
  • Many "beach house" results are condos, apartments or rooms; we flag samples with no stand-alone house.

sabahay.ph lists homes for sale and long-term rent, not short stays, so this guide ends with what owning one takes.

Nightly rates by group size: 2, 6 and 10+ guests

Moalboal, Cebu—₱2,392–₱17,073 (~₱5,000)—
Siquijor—₱1,884–₱23,875 (~₱3,550)—

Big groups need not pay villa prices: a 3-bedroom Moalboal house that sleeps 10 listed at about ₱6,336 a night, and 3-bedroom houses near Panglao's Alona Beach mostly ran ₱2,400–₱4,500. Villas add rules of their own: Floral Island in El Nido requires at least 6 guests from November to May (4 from June to October), and Pacific Lounge Cebu charges ₱1,495 per extra guest per night above its 2-guest base.

Beach house for rent in Batangas: Nasugbu, Lian, Calatagan and Laiya

A beach house for rent in Batangas is the default Manila weekend escape. Nasugbu is about 95 km from the capital, the dry season runs November to April, and the coast is busiest in the March-to-June school break, especially Holy Week. Typhoons are possible from June to October, and Nasugbu can be sunny while San Juan gets rain, so check both forecasts.

Nasugbu and Pico de Loro: condo-style beach stays

For 6 guests the Nasugbu-area median was about ₱5,730 a night, mostly Pico de Loro 1- to 2-bedroom condos at ₱4,100–₱8,200. No true beachfront house appeared, and the search mixes in Tagaytay stays. Christmas bites here too: the "Pico Beach-Mtn View" unit rose from ₱8,500 for 2 nights in late November to ₱10,660 in our December 26–28 search, up 25%.

Lian and Calatagan: beachfront villas for groups

This is where a beach house rental Batangas search returns real houses. For 10 guests, beachfront villas in Lian, Calatagan and San Juan ran ₱8,381–₱36,574 a night, median about ₱20,900. A 6-bedroom beachfront villa in Lian listed at about ₱24,640 and Clipper's View Beachfront in Calatagan at about ₱24,500; some cards showed mismatched night counts, so treat these as indicative.

Laiya (San Juan) and Anilao (Mabini): the white-sand and dive side

Laiya in San Juan is the white-sand strip, while Anilao in Mabini draws divers. A 4-bedroom villa with a pool, a minute's walk from the beach in San Juan, listed at about ₱14,651 a night for 10 guests. Confirm real beach access: many "beach" listings are a tricycle ride from the sand. If you keep coming back, our Batangas properties for sale hub held 5 listings as of October 2026, including a 3-bedroom, 350 sqm house and lot with a pool in Mabini at ₱29,000,000.

Beach house for rent in La Union: San Juan and San Fernando

San Juan, La Union is 273.63 km from Manila, about 4–5 hours by road since TPLEX was completed in 2020, and it has two surf seasons: July to October and November to March. For 6 guests the median was about ₱5,700 a night (₱3,060–₱11,040), and 2-bedroom places mostly cost ₱4,900–₱5,700. Christmas lifts prices here as well: the "Cozy Loft-Style Villa" with a private pool went from ₱20,100 to ₱24,200 for 2 nights, up 20%.

Most results for a beach house for rent in La Union are guest houses and apartments. A private-pool villa for 6 runs about ₱10,050 a night. For 10 guests, 4- to 5-bedroom beach houses ran about ₱17,900–₱34,500 a night, including the 5-bedroom Kai'ea Beach House at about ₱29,500.

Zambales and Baler: beach houses north and east of Manila

Zambales: Liwliwa, San Felipe, Cabangan and San Antonio

Zambales was the priciest Luzon coast in our sample: a 6-guest median of about ₱8,065 (₱4,982–₱15,688). For 10 guests the median was about ₱12,400, topped by the Sea Strokes beachfront house with pool in Cabangan at about ₱26,750. The June-to-October monsoon brings heavy rain, mostly inland.

Baler, Aurora: the surf town 230–268 km away

Baler, often called the birthplace of Philippine surfing, is 230 km from Manila via the Maharlika Highway or 268 km via CLLEX. The 6-guest median was about ₱4,300 (₱1,978–₱12,000), and most listings are rooms or transient houses. We could not verify Baler's surf-season months, so ask a local surf school before you book.

Palawan, Siargao and Boracay: island beach house rentals

All three need a flight, and they span the price scale: Siargao's whole houses are among the cheapest per head, while El Nido had the highest 6-guest median of the ten.

Siargao (General Luna): whole houses from ₱2,500

Siargao has had direct flights from Manila to Sayak Airport since 2017. The 6-guest median was about ₱3,910; whole 2- to 3-bedroom houses mostly cost ₱2,500–₱5,100, while a beachfront villa in Pilar reached about ₱34,500. Unusually, the Siargao listings we rechecked for Christmas week did not go up. Super Typhoon Rai (Odette) caused an estimated ₱20 billion in damage on the island on December 16, 2021, so ask hosts about the generator and the roof.

El Nido and Palawan: eco-fee, island hopping and typhoon exposure

El Nido is dry from December to May (driest in April and May) and wet from June to November. Fly into Lio Airport on AirSWIFT, or take the 4–5 hour van from Puerto Princesa. The 6-guest median was about ₱8,280; pool villas reached ₱23,000–₱27,118. The same listings cost 25–35% more in our Christmas-week check. An environmental fee applies (Wikivoyage lists about ₱400 for 10 days; confirm locally). Typhoon Kalmaegi made landfall at El Nido on November 5, 2025, so choose flexible cancellation.

Boracay: White Beach stations, rules and the Christmas surge

Private beach houses are rare on Boracay: our 6-guest sample was apartments and rooms, median about ₱5,258, topped by a Station 3 beachfront rooftop villa at about ₱8,163. Christmas carries the steepest premium we measured: White Beach Suites went from ₱10,329 to ₱13,544 (+31%) and a room for 8 from ₱6,797 to ₱10,384 (+53%) for 2 nights. That is steep, but short of a doubling. Fly to Caticlan or Kalibo, and confirm current port and environmental fees with the Malay LGU.

Visayas beach houses: Bohol, Moalboal and Siquijor

Panglao, Bohol: Alona-side houses for big groups

Panglao had the second-lowest 6-guest median at about ₱3,560. Three-bedroom houses near Alona Beach mostly cost ₱2,400–₱4,500 a night. Fly direct to Panglao or take the Cebu–Tagbilaran fast ferry, about 1.5 hours.

Moalboal, Cebu: Panagsama Beach and the 2025 earthquake

Moalboal is roughly 3–4 hours by road south of Cebu City, and Condé Nast Traveler picked Panagsama Beach in 2024 as one of Southeast Asia's best beaches, the only one from the Philippines. The 6-guest median was about ₱5,000. We chose Moalboal over Bantayan after the magnitude 6.9 earthquake of September 30, 2025 damaged more than 140 heritage and tourism sites in Cebu, including the facade of Bantayan's church. Moalboal is not named in the damage reports we read, but ask Cebu hosts what was repaired.

Siquijor: ferry from Dumaguete and the lowest median

Siquijor moved to the Negros Island Region under Republic Act 12000 in 2024 and has no commercial flights, so you arrive by ferry from Dumaguete, Tagbilaran or Cebu City. It posted the lowest 6-guest median of all ten destinations, about ₱3,550, with the 3-bedroom "Beach House sa Siquijor" in Maria at about ₱8,300. For a month or more, Dumaguete rentals make a practical base for Siquijor and Apo Island: the hub held 7 listings in October 2026, with residential units at ₱20,000–₱30,000 a month.

When to go: a month-by-month table for 2026-2027

PAGASA splits the year into a dry season (December to May) and a rainy season (June to November). Its tropical cyclone data adds that about 20 cyclones enter the Philippine Area of Responsibility each year, 8 or 9 cross the country, and nearly 70% develop between July and October.

Two 2025 events reshaped this list. Typhoon Kalmaegi (Tino) crossed the Visayas and northern Palawan on November 4–5, killing at least 269 people in the Philippines, most of them in Cebu and Negros Occidental. Five weeks earlier, the September 30 Cebu earthquake killed 79 and injured 599 (NDRRMC, October 24, 2025). Insure for weather and keep island-hopping plans out of July to October.

How to book a private beach house without getting scammed

Searches for a private beach house for rent in the Philippines lead quickly to Facebook groups, where many of the cheapest listings, and many scams, turn up. The Internet Transactions Act (RA 11967), approved December 5, 2023, lets the DTI's E-Commerce Bureau fine deceptive online merchants from ₱20,000 for a first offense up to ₱1,000,000 for repeat offenses. It excludes consumer-to-consumer deals, though, so a private Facebook host is probably outside it.

Run this checklist before any deposit leaves your wallet:

  1. Pay through a platform that holds the money. Be wary of a beach house for rent in the Philippines whose host only accepts full prepayment to a personal GCash or bank account.
  2. Ask for the business permit and DOT accreditation number. The Tourism Act (RA 9593) makes Department of Tourism accreditation mandatory for accommodation establishments. Resorts and multi-unit operators should have it; a family renting out a single house may not.
  3. Video-call a walkthrough. Confirm beach access, power backup, a water tank and Wi-Fi or Starlink.
  4. Get the full price in writing: cleaning fee, security deposit, minimum-guest rule, extra-guest fee and cancellation policy.
  5. Report problems fast. Airbnb requires reservation issues to be reported within 72 hours of discovery, with evidence such as photos or video. For complaints against a business, the DTI hotline is 1-DTI (384).

Book Christmas 2026 and Holy Week 2027 (March 25–28) as early as you can. Our rule of thumb, not a measured finding: decent houses for 10 or more near Manila go first.

Thinking of owning a beach property? What locals and foreigners can actually buy

If you rent the same house every Holy Week, buying starts to make sense. The rules come first:

  • Filipino citizens can own land, houses and condos; former natural-born Filipinos can acquire private land within limits set by law (1987 Constitution, Art. XII Sec. 8).
  • Foreigners cannot own land (Art. XII Sec. 7) but can own condo units within the Condominium Act's Filipino-majority ownership rule.
  • Leasing is the land route. Individuals lease private land under PD 471 for 25 years, renewable once for 25. Registered foreign investors can lease for up to 99 years in total under RA 12252, approved September 3, 2025, with the lease registered at the Registry of Deeds; tourism projects need at least USD 5,000,000, 70% of it invested within 3 years. The older "50 years renewable for 25" figure is outdated for registered investors.

Read our foreigner property ownership rules before you sign anything, and involve a Philippine lawyer early.

Do the arithmetic yourself: nightly rate times nights booked, minus platform fees, a manager's cut, cleaning, utilities, repairs and tax. A 4-bedroom Batangas villa at ₱14,651 a night booked 8 nights a month grosses about ₱117,000 before costs; a Siargao house at ₱4,000 needs about 29 nights to match it. We give no yield or occupancy figures because we found no sourced data for them, and typhoon repairs belong in any budget.

Overseas buyers can follow our buying property remotely from abroad process, and our best places to invest in Philippine real estate for 2027 covers the wider market.

Bottom line and next steps

  • Cheapest per head: whole houses in Siquijor, Panglao and Siargao, with 6-guest medians of ₱3,550–₱3,910 a night.
  • Best for a Manila weekend: Nasugbu in Batangas (about 95 km) or La Union (4–5 hours), with 6-guest medians around ₱5,700.
  • Budget more for El Nido pool villas (₱23,000–₱27,118) and for Christmas week, when identical listings cost 20–53% more.

Frequently Asked Questions

How much does a beach house rental cost per night in the Philippines?

In our Airbnb PH sample for 6 guests on November 20–22, 2026, median nightly prices ran from about ₱3,550 in Siquijor and ₱3,910 in Siargao to ₱5,700 in La Union, ₱5,730 in Western Batangas and ₱8,280 in El Nido. Beachfront villas for 10 in Batangas had a median of about ₱20,900. Fees may be extra.

How much is a beach house for rent in Batangas?

For 6 guests on November 20–22, 2026, the Nasugbu-area sample ran ₱2,500–₱11,647 a night (median about ₱5,730), mostly Pico de Loro condos. For 10 guests, beachfront villas in Lian, Laiya and Calatagan ran about ₱8,381–₱36,574 a night, median about ₱20,900.

What is the best month to rent a beach house in the Philippines?

PAGASA's dry season runs December to May; typhoons peak July to October. El Nido is driest in April and May, and Western Batangas is dry November to April. Late November is a price sweet spot: Christmas week cost 20–53% more on identical listings.

Are beach house rentals more expensive at Christmas and Holy Week?

Mostly, yes. The same listings cost more for 2 nights in our Christmas-week search (December 26–28) than on November 20–22, 2026: +31% and +53% on Boracay, +35% in El Nido, +25% in Nasugbu and +20% in La Union. Four Siargao listings were unchanged. Holy Week 2027 runs to Easter on March 28.

Is it safe to book a beach house rental on Facebook?

It is riskier than a platform booking. RA 11967 lets the DTI fine deceptive online merchants but excludes consumer-to-consumer deals, so a private Facebook host may fall outside it. Ask for permits and a DOT accreditation number, pay through a channel that holds funds, and report Airbnb issues within 72 hours.

Can foreigners buy or lease a beach house in the Philippines?

Foreigners cannot own land but can own condo units within the Condominium Act's Filipino-majority rule. Individuals can lease land under PD 471 for 25 years, renewable once for 25; registered foreign investors can lease for up to 99 years under RA 12252 (approved September 3, 2025).
