Foreclosed Townhouse for Sale in Wellington Tanza Residences Phase 4, Tanza, Cavite (Lot 21 Blk 60)

This townhouse is a Pag-IBIG Fund foreclosed property in Wellington Tanza Residences Phase 4, Barangay Tres Cruses, Tanza, Cavite, offered through the 1st public auction. The record places it at Lot 21 Blk 60. It has 31.5 sqm of floor area on a lot of 40.25 sqm.

At ₱1,173,825, the minimum bid price works out to about ₱37,264 per sqm of floor area. A 1st public auction listing carries no discount: sealed offers must meet the minimum bid price, and the highest qualified offer wins at the bid opening. Offers were scheduled from Oct 26 until 11:59 PM on Oct 30, 2026 (Philippine time); the bid opening was set for Nov 3, 2026 at 9:00 AM.

It is listed as occupied, and dealing with any occupants is the buyer's responsibility. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the townhouse before making an offer.

Pag-IBIG puts the required gross monthly income at ₱19,572 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱6,850. A bigger down payment, or paying in cash, lowers that requirement. Pag-IBIG's NCR Housing Hub handles the sale.
