Foreclosed Townhouse for Sale in Verde Vita Residences, Trece Martires, Cavite (Lot 24 Blk 1)

This townhouse is a Pag-IBIG Fund foreclosed property in Verde Vita Residences, Barangay Cabuco, Trece Martires, Cavite, offered through the 2nd public auction. The record places it at Lot 24 Blk 1. It has 44 sqm of floor area on a lot of 40 sqm.

The minimum bid price is set at ₱1,089,900 (roughly ₱24,770 per sqm of floor area). With no winning bid in the 1st auction, the property went back to sealed bidding, where the highest qualified offer wins at the bid opening. The discount at this stage is up to 30%, depending on the mode of payment. The offer period was set for Oct 19 to Oct 23, 2026, closing at 11:59 PM Philippine time, with the bid opening on Oct 28, 2026 at 9:00 AM.

According to Pag-IBIG's record, the townhouse is unoccupied. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the townhouse before making an offer.

Financing the whole price with a 30-year Pag-IBIG housing loan requires a gross monthly income of ₱18,172, according to Pag-IBIG, because the amortization of about ₱6,360 a month may not exceed 35% of income. Pag-IBIG's NCR Housing Hub handles the sale.
