Foreclosed Townhouse for Sale in Tierra Verde Parkhomes Phase I, Tanauan, Batangas (Lot 37 Blk 7)

Through the 2nd public auction, Pag-IBIG Fund is selling this foreclosed townhouse in Tierra Verde Parkhomes Phase I, Barangay Tinurik, Tanauan, Batangas. It sits at Lot 37 Blk 7. The townhouse has 47.12 sqm of floor area and stands on a 50-sqm lot.

The minimum bid price is ₱1,315,620, about ₱27,921 per sqm of floor area. The 2nd public auction follows a 1st auction with no winning bid. Offers are sealed, the highest qualified offer wins at the bid opening, and Pag-IBIG gives up to 30% discount, depending on the mode of payment. The published offer window is Oct 19 to Oct 23, 2026, closing at 11:59 PM Philippine time, followed by the bid opening on Oct 28, 2026 at 9:00 AM.

It is listed as unoccupied. Pag-IBIG's remarks list the title as under consolidation, which means it is not yet in the Fund's name. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the townhouse before making an offer.

Pag-IBIG puts the required gross monthly income at ₱21,936 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱7,678. Paying in cash or putting more money down reduces the income needed to qualify. Pag-IBIG's NCR Housing Hub handles the sale.
