Foreclosed Townhouse for Sale in Tanza Garden Enclave (Hibiscus), Tanza, Cavite (Lot 9 Blk 2)

This townhouse is a Pag-IBIG Fund foreclosed property in Tanza Garden Enclave (Hibiscus), Barangay Punta I, Tanza, Cavite, offered through the 2nd public auction. It sits at Lot 9 Blk 2. The townhouse has 98.05 sqm of floor area and stands on a 54-sqm lot.

At ₱3,802,680, the minimum bid price works out to about ₱38,783 per sqm of floor area. With no winning bid in the 1st auction, the property went back to sealed bidding, where the highest qualified offer wins at the bid opening. The discount at this stage is up to 30%, depending on the mode of payment. Offers were scheduled from Oct 12 until 11:59 PM on Oct 16, 2026 (Philippine time); the bid opening was set for Oct 21, 2026 at 9:00 AM.

The record marks the townhouse as unoccupied. The title is under consolidation, so it is still being transferred to Pag-IBIG Fund's name. Like all Pag-IBIG acquired assets, it is sold as-is, where-is: inspect it first and budget for repairs and any unpaid association dues.

Financing the whole price with a 30-year Pag-IBIG housing loan requires a gross monthly income of ₱63,404, according to Pag-IBIG, because the amortization of about ₱22,191 a month may not exceed 35% of income. The handling office is Pag-IBIG's NCR Housing Hub.
