Foreclosed Townhouse for Sale in Phirst Park Homes Tanza, Tanza, Cavite (Lot 105 Blk 44)

Through the 2nd public auction, Pag-IBIG Fund is selling this foreclosed townhouse in Phirst Park Homes Tanza, Barangay Tanauan, Tanza, Cavite. It sits at Lot 105 Blk 44. The townhouse has 43 sqm of floor area and stands on a 44-sqm lot.

The minimum bid price is ₱1,670,670, about ₱38,853 per sqm of floor area. It reached the 2nd public auction after the 1st auction ended without a winning bid. Bidding is sealed again, and Pag-IBIG labels this stage "up to 30% discount", depending on the mode of payment. The offer period was set for Oct 12 to Oct 16, 2026, closing at 11:59 PM Philippine time, with the bid opening on Oct 21, 2026 at 9:00 AM.

It is listed as unoccupied. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the townhouse before making an offer.

Pag-IBIG puts the required gross monthly income at ₱27,856 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱9,750. Paying part of the price in cash or making a bigger down payment lowers the income you need. Pag-IBIG's NCR Housing Hub is the handling office.
