Through negotiated sale, Pag-IBIG Fund is selling this foreclosed townhouse in Pearl Residences Subdivision, Barangay Capipisa, Tanza, Cavite. It sits at Lot 33 Blk 12. The townhouse has 42.2 sqm of floor area and stands on a 40-sqm lot.

The minimum selling price is ₱1,564,300, about ₱37,069 per sqm of floor area. Having gone unsold at public auction, it is sold at a fixed price on a first-come, first-served basis. Pag-IBIG labels this stage "up to 45% discount", depending on the mode of payment and the mode of sale. The published offer window is Oct 17 to Oct 23, 2026, closing at 11:59 PM Philippine time, followed by the opening of offers on Oct 27, 2026 at 9:00 AM.

It is listed as occupied, and dealing with any occupants is the buyer's responsibility. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. It is sold as-is, where-is, so visit the townhouse and set aside money for repairs and any unpaid association dues before you offer.

Financing the whole price with a 30-year Pag-IBIG housing loan requires a gross monthly income of ₱26,082, according to Pag-IBIG, because the amortization of about ₱9,129 a month may not exceed 35% of income. Pag-IBIG's NCR Housing Hub handles the sale.
