Foreclosed Townhouse for Sale in Paragon Village Phase 4, Trece Martires, Cavite (Lot 58 Blk 38)

This townhouse is a Pag-IBIG Fund foreclosed property in Paragon Village Phase 4, Barangay Cabuco, Trece Martires, Cavite, offered through negotiated sale. The listing is for Lot 58 Blk 38. The record shows a floor area of 44 sqm on a 36-sqm lot.

The minimum selling price is set at ₱1,414,000 (roughly ₱32,136 per sqm of floor area). Negotiated sale is for properties that went unsold at public auction: they are sold at a fixed price, first come, first served, with a discount of up to 45% depending on the mode of payment and the mode of sale. The published offer window is Oct 24 to Oct 30, 2026, closing at 11:59 PM Philippine time, followed by the opening of offers on Nov 3, 2026 at 9:00 AM.

It is listed as occupied, and dealing with any occupants is the buyer's responsibility. Pag-IBIG's remarks list the title as under consolidation, which means it is not yet in the Fund's name. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the townhouse before making an offer.

The required gross monthly income for this townhouse is ₱23,576, based on a 30-year Pag-IBIG housing loan for the full price; that points to an amortization of about ₱8,252 a month.
