Foreclosed Rowhouse for Sale in Mabuhay City-Cabuyao, Cabuyao, Laguna (Lot 11 Blk 22)

This foreclosed rowhouse is in Mabuhay City-Cabuyao, Barangay Mamatid, Cabuyao, Laguna, and Pag-IBIG Fund is offering it through the 2nd public auction. The record places it at Lot 11 Blk 22. It has 20 sqm of floor area on a lot of 32 sqm.

At ₱315,792, the minimum bid price works out to about ₱15,790 per sqm of floor area. The 2nd public auction follows a 1st auction with no winning bid. Offers are sealed, the highest qualified offer wins at the bid opening, and Pag-IBIG gives up to 30% discount, depending on the mode of payment. Offers were scheduled from Oct 12 until 11:59 PM on Oct 16, 2026 (Philippine time); the bid opening was set for Oct 21, 2026 at 9:00 AM.

The rowhouse is occupied, according to Pag-IBIG, so factor in the time and cost of dealing with the occupants. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. Like all Pag-IBIG acquired assets, it is sold as-is, where-is: inspect it first and budget for repairs and any unpaid association dues.

Financing the whole price with a 30-year Pag-IBIG housing loan requires a gross monthly income of ₱5,265, according to Pag-IBIG, because the amortization of about ₱1,843 a month may not exceed 35% of income.
