Foreclosed Rowhouse for Sale in Mabuhay City-Cabuyao, Cabuyao, Laguna (Lot 21 Blk 55)

This rowhouse is a Pag-IBIG Fund foreclosed property in Mabuhay City-Cabuyao, Barangay Mamatid, Cabuyao, Laguna, offered through negotiated sale. The listing is for Lot 21 Blk 55. The record shows a floor area of 20 sqm on a 35-sqm lot.

The minimum selling price is ₱729,400, about ₱36,470 per sqm of floor area. Negotiated sale is for properties that went unsold at public auction: they are sold at a fixed price, first come, first served, with a discount of up to 45% depending on the mode of payment and the mode of sale. The published offer window is Oct 17 to Oct 23, 2026, closing at 11:59 PM Philippine time, followed by the opening of offers on Oct 27, 2026 at 9:00 AM.

The record marks the rowhouse as unoccupied. The title is under consolidation, so it is still being transferred to Pag-IBIG Fund's name. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the rowhouse before making an offer.

The required gross monthly income for this rowhouse is ₱12,162, based on a 30-year Pag-IBIG housing loan for the full price; that points to an amortization of about ₱4,257 a month. A bigger down payment, or paying in cash, lowers that requirement. Pag-IBIG's NCR Housing Hub handles the sale.
