Foreclosed Rowhouse for Sale in Lhinette Homes, Marilao, Bulacan (Lot 18 Blk 4)

This rowhouse is a Pag-IBIG Fund foreclosed property in Lhinette Homes, Barangay Saog, Marilao, Bulacan, offered through the 1st public auction. The listing is for Lot 18 Blk 4. The record shows a floor area of 20 sqm on a 36-sqm lot.

The minimum bid price is ₱620,600, about ₱31,030 per sqm of floor area. Bidding is sealed. Every offer must meet the minimum bid price, the highest qualified offer wins when the bids are opened, and there is no discount at this stage. The published offer window is Oct 12 to Oct 16, 2026, closing at 11:59 PM Philippine time, followed by the bid opening on Oct 22, 2026 at 9:00 AM.

The record marks the rowhouse "occupied/closed", so plan for the possibility of occupants. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the rowhouse before making an offer.

The required gross monthly income for this rowhouse is ₱10,348, based on a 30-year Pag-IBIG housing loan for the full price; that points to an amortization of about ₱3,622 a month. A bigger down payment, or paying in cash, lowers that requirement. Pag-IBIG's San Fernando Hub is the handling office.
