Foreclosed Rowhouse End Unit for Sale in Heritage Homes, Trece Martires, Cavite (Lot 11 Blk 2)

This end-unit rowhouse with eaves is a Pag-IBIG Fund foreclosed property in Heritage Homes, Barangay Gregorio, Trece Martires, Cavite, offered through the 2nd public auction. The record places it at Lot 11 Blk 2. It has 25 sqm of floor area on a lot of 66 sqm.

The minimum bid price is ₱1,047,199, about ₱41,888 per sqm of floor area. It reached the 2nd public auction after the 1st auction ended without a winning bid. Bidding is sealed again, and Pag-IBIG labels this stage "up to 30% discount", depending on the mode of payment. The published offer window is Oct 19 to Oct 23, 2026, closing at 11:59 PM Philippine time, followed by the bid opening on Oct 28, 2026 at 9:00 AM.

The record marks the rowhouse as unoccupied. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. Like all Pag-IBIG acquired assets, it is sold as-is, where-is: inspect it first and budget for repairs and any unpaid association dues.

Pag-IBIG puts the required gross monthly income at ₱17,460 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱6,111. Paying in cash or putting more money down reduces the income needed to qualify. Pag-IBIG's NCR Housing Hub handles the sale.
