Foreclosed Rowhouse for Sale in Deca Homes Gensan, General Santos City, South Cotabato (Lots 67 & 69 Blk 37)

This rowhouse is a Pag-IBIG Fund foreclosed property in Deca Homes Gensan, Barangay Calumpang, General Santos City, South Cotabato, offered through negotiated sale. The sale covers Lots 67 and 69 Blk 37 under one price. For both together, the record gives 46.8 sqm of floor area on 70 sqm of land.

The minimum selling price is ₱1,283,200, about ₱27,419 per sqm of floor area. The property went unsold at public auction, so it is offered at a fixed price, first come, first served; the discount of up to 45% depends on the mode of payment and the mode of sale. The offer period was set for Oct 24 to Oct 30, 2026, closing at 11:59 PM Philippine time, with the opening of offers on Nov 3, 2026 at 9:00 AM.

The rowhouse is occupied, according to Pag-IBIG, so factor in the time and cost of dealing with the occupants. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. The sale is as-is, where-is, which leaves repairs and any unpaid association dues to the buyer, so inspect the rowhouse before making an offer.

Pag-IBIG puts the required gross monthly income at ₱21,395 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱7,488.
