Foreclosed Duplex House and Lot for Sale in Villa Irene Subdivision, Isulan, Sultan Kudarat (Lot 02-A Blk 2)

This foreclosed duplex house and lot is in Villa Irene Subdivision, Barangay Dansuli, Isulan, Sultan Kudarat, and Pag-IBIG Fund is offering it through negotiated sale. The record places it at Lot 02-A Blk 2. It has 38.5 sqm of floor area on a lot of 100 sqm.

The minimum selling price is set at ₱558,100 (roughly ₱14,496 per sqm of floor area). The property went unsold at public auction, so it is offered at a fixed price, first come, first served; the discount of up to 45% depends on the mode of payment and the mode of sale. The offer period was set for Oct 24 to Oct 30, 2026, closing at 11:59 PM Philippine time, with the opening of offers on Nov 3, 2026 at 9:00 AM.

The house is occupied, according to Pag-IBIG, so factor in the time and cost of dealing with the occupants. The title is already in the name of the Home Development Mutual Fund (HDMF), Pag-IBIG's legal name. It is sold as-is, where-is, so visit the house and set aside money for repairs and any unpaid association dues before you offer.

The required gross monthly income for this house is ₱9,305, based on a 30-year Pag-IBIG housing loan for the full price; that points to an amortization of about ₱3,257 a month.
