Through negotiated sale, Pag-IBIG Fund is selling this foreclosed duplex house with a firewall in Belvedere Towne III, Barangay Pasong Kawayan II, General Trias, Cavite. It has 20.12 sqm of floor area on a lot of 38 sqm.

At ₱480,921, the minimum selling price works out to about ₱23,903 per sqm of floor area. Having gone unsold at public auction, it is sold at a fixed price on a first-come, first-served basis. Pag-IBIG labels this stage "up to 45% discount", depending on the mode of payment and the mode of sale. The published offer window is Oct 24 to Oct 30, 2026, closing at 11:59 PM Philippine time, followed by the opening of offers on Nov 3, 2026 at 9:00 AM.

The house is occupied, according to Pag-IBIG, so factor in the time and cost of dealing with the occupants. Pag-IBIG's remarks list the title as under consolidation, which means it is not yet in the Fund's name. Like all Pag-IBIG acquired assets, it is sold as-is, where-is: inspect it first and budget for repairs and any unpaid association dues.

Financing the whole price with a 30-year Pag-IBIG housing loan requires a gross monthly income of ₱8,019, according to Pag-IBIG, because the amortization of about ₱2,807 a month may not exceed 35% of income.
