Foreclosed Condo Unit for Sale in Urban Deca Homes Ortigas, Pasig, Metro Manila (Unit 1210)

This condominium unit is a Pag-IBIG Fund foreclosed property in Urban Deca Homes Ortigas, Barangay Rosario, Pasig, Metro Manila, offered through the 1st public auction. It is Unit 1210. The unit measures 30.6 sqm.

At ₱4,181,400, the minimum bid price works out to about ₱136,647 per sqm of floor area. In the 1st public auction, sealed offers must meet the minimum bid price, and the highest qualified offer wins when the bids are opened. There is no discount at this stage. The offer period was set for Oct 19 to Oct 23, 2026, closing at 11:59 PM Philippine time, with the bid opening on Oct 26, 2026 at 9:00 AM.

It is listed as occupied, and dealing with any occupants is the buyer's responsibility. The title is under consolidation, so it is still being transferred to Pag-IBIG Fund's name. The sale is as-is, where-is, which leaves repairs and any unpaid condominium dues to the buyer, so inspect the unit before making an offer.

Pag-IBIG puts the required gross monthly income at ₱69,719 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱24,402. A bigger down payment, or paying in cash, lowers that requirement. Pag-IBIG's NCR Housing Hub handles the sale.
