Foreclosed Condo Unit for Sale in Urban Deca Homes Ortigas, Pasig, Metro Manila (Unit 0416)

Through the 1st public auction, Pag-IBIG Fund is selling this foreclosed condominium unit in Urban Deca Homes Ortigas, Barangay Rosario, Pasig, Metro Manila. It is Unit 0416, on the 4th floor. The unit measures 30.6 sqm.

The minimum bid price is ₱4,070,600, about ₱133,026 per sqm of floor area. A 1st public auction listing carries no discount: sealed offers must meet the minimum bid price, and the highest qualified offer wins at the bid opening. Offers were scheduled from Oct 26 until 11:59 PM on Oct 30, 2026 (Philippine time); the bid opening was set for Nov 3, 2026 at 9:00 AM.

It is listed as occupied, and dealing with any occupants is the buyer's responsibility. Pag-IBIG's remarks list the title as under consolidation, which means it is not yet in the Fund's name. It is sold as-is, where-is, so visit the unit and set aside money for repairs and any unpaid condominium dues before you offer.

Pag-IBIG puts the required gross monthly income at ₱67,871 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱23,755. Paying part of the price in cash or making a bigger down payment lowers the income you need. The handling office is Pag-IBIG's NCR Housing Hub.
