Foreclosed Condo Unit for Sale in Urban Deca Homes Ortigas, Pasig, Metro Manila (Unit 1252)

This condominium unit is a Pag-IBIG Fund foreclosed property in Urban Deca Homes Ortigas, Barangay Rosario, Pasig, Metro Manila, offered through the 1st public auction. The record lists it as Unit 1252. Its floor area is 30.6 sqm.

The minimum bid price is ₱3,905,900, about ₱127,644 per sqm of floor area. A 1st public auction listing carries no discount: sealed offers must meet the minimum bid price, and the highest qualified offer wins at the bid opening. The offer period was set for Oct 19 to Oct 23, 2026, closing at 11:59 PM Philippine time, with the bid opening on Oct 26, 2026 at 9:00 AM.

The unit is occupied, according to Pag-IBIG, so factor in the time and cost of dealing with the occupants. Pag-IBIG's remarks list the title as under consolidation, which means it is not yet in the Fund's name. It is sold as-is, where-is, so visit the unit and set aside money for repairs and any unpaid condominium dues before you offer.

Pag-IBIG puts the required gross monthly income at ₱65,125 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱22,794. Paying part of the price in cash or making a bigger down payment lowers the income you need. Pag-IBIG's NCR Housing Hub is the handling office.
