Foreclosed Condo Unit for Sale in Fini Homes, Valenzuela, Metro Manila (Unit 204)

This condominium unit is a Pag-IBIG Fund foreclosed property in Fini Homes, Barangay Marulas, Valenzuela, Metro Manila, offered through negotiated sale. It is Unit 204, on the 2nd floor. The unit measures 28.67 sqm.

The minimum selling price is ₱3,193,800, about ₱111,399 per sqm of floor area. The property went unsold at public auction, so it is offered at a fixed price, first come, first served; the discount of up to 45% depends on the mode of payment and the mode of sale. The offer period was set for Oct 24 to Oct 30, 2026, closing at 11:59 PM Philippine time, with the opening of offers on Nov 3, 2026 at 9:00 AM.

According to Pag-IBIG's record, the unit is unoccupied. Its title is still under consolidation, meaning the transfer to Pag-IBIG Fund's name is not yet complete. The sale is as-is, where-is, which leaves repairs and any unpaid condominium dues to the buyer, so inspect the unit before making an offer.

Pag-IBIG puts the required gross monthly income at ₱53,252 for a 30-year Pag-IBIG housing loan covering the full price, which implies a monthly amortization of about ₱18,638. A bigger down payment, or paying in cash, lowers that requirement. The handling office is Pag-IBIG's NCR Housing Hub.
